The project is presently vested to have 32 units in a three-story story building, with a maximum height of 35 feet.  It has approved traffic concurrency, and access to all necessary utilities.

The project shall consist of a single three-story, concrete block and masonry building, containing three and four bedroom apartment units.  The building is being designed in a Mediterranean Spanish Colonial style by Dixon and Associates of St. Augustine, which also designed the three phases of Ocean Gate Resort.  W. W. Contractors, which built Villas of Ocean Gate, and is presently constructing Villas of Ocean Gate II, will be hired to build Las Brisas.  The building will be built to the highest hurricane protection standards.

Preconstruction sale prices shall range between $549,000.00 and $875,000.00.

Construction shall be completed within one year of funding.

Preliminary design approval has been secured from St Johns County.
 

The Las Brisas Association has dedicated beach access through the Hibiscus properties to the ocean and beach. 

The Las Brisas Condominium project is currently in the design phase, a projected three-story building the project will consist of three and four bedroom units ranging from 1600 sq. feet to  2000+ sq. feet. Third floor units will be ocean view and second floor units will have a limited view.  All Units will be apartment flats and will have minimum 9'4" interior ceiling heights.  Underground secured access parking with elevators will be provided in a Mediterranean style complex.  Tiles roofs and old-world styling will make the Las Brisas the premiere residential address on  Anastasia Island. 

Located just eight miles south of historic downtown St. Augustine, Florida, “the Oldest City in the USA” Las Brisas del Mar is only 55 miles to Jacksonville, 45 miles north of Daytona, Florida and two hours from the Orlando attractions.  Las Brisas is on Anastasia Island which ranges 18 miles south from downtown St. Augustine to the Matanzas Inlet. The island has eighteen miles of Atlantic Beaches and is bounded by the Matanzas River on the west, the Matanzas Inlet to the South and the St. Augustine Inlet to the North.  Temperatures are generally 7-8 degrees warmer in Winter and cooler in Summer due to the proximity of the waterways.  Marsh Creek, a private gated community,  has private golf facilities on the island just three mile north of Las Brisas, full memberships are available.

John Bamberg and Jonathan Bamberg, developers,  both reside in St. Johns County and have been present since 1969 with the development of Coquina Condominiums at Crescent Beach on South Anastasia Island. Followed by Crescent Sandpiper Condominiums (1972) the Sand Dollar I, II, III, IV (1981-86), Seychelles PUD (1994-2003).  Both developers are members of the Florida and Texas Bar Associations.  Jonathan Bamberg has maintained a Florida Real Estate Brokers license since 1984 and actively runs a local independent real estate company.   Jonathan Bamberg developed a 158 acre single-family PUD Cambridge Forest (1991-94) in Gainesville, Florida.  Las Brisas will be the eighth residential ocean access development built by the developers.
